Job Summary:

The Director of Residential Marketing is responsible for building and driving the marketing engine behind our growing multifamily and residential portfolio. This role focuses on lead generation, digital presence, conversion performance, and all tactical marketing efforts for lease-ups and stabilized assets, ensuring effective brand positioning and occupancy growth.

Essential Functions:

Marketing Strategy:

  • Develop and implement data-driven marketing strategies to optimize lead generation, conversion, and occupancy growth.
  • Curate the sales, tour, and prospect experience to ensure consistent brand alignment across communities.
  • Execute SEO strategies and maintain optimized property websites to drive organic traffic.
  • Manage all Internet Listing Services (ILS), including Apartments.com, Zillow, and other platforms, ensuring accurate and compelling property representation.
  • Plan and execute digital advertising campaigns (Google Ads, Meta) targeting leasing velocity and occupancy goals.
  • Partner with revenue managers to align marketing efforts with pricing strategies.
  • Lead reputation management efforts, including resident review responses, to strengthen community brand reputation.
  • Develop and implement creative marketing campaigns for lease-ups, renewals, and resident engagement.
  • Oversee production and management of marketing assets such as photography, virtual tours, and videography.

Training and Support:

  • Provide ongoing training and support to onsite teams regarding marketing tools, systems, and brand standards.
  • Develop and maintain marketing manuals, process documentation, and training materials to ensure consistent implementation of best practices.

Reporting and Analysis:

  • Track, analyze, and report on lead conversion metrics, campaign performance, and market trends.
  • Utilize data insights to refine marketing strategies and improve ROI across platforms.

Vendor and Project Management:

  • Manage relationships with external marketing vendors and agency partners to ensure high-quality deliverables.
  • Lead special projects, including new property branding initiatives and community rebranding efforts.

Collaboration and Communication:

  • Collaborate closely with operations, regional teams, and leasing staff to align marketing goals and enhance community performance.
  • Communicate project status and marketing performance updates to leadership.
  • Participate in industry meetings, seminars, and ongoing professional development.

Other:

  • Perform other duties as assigned by the supervisor.

Skills and Experience:

  • 5+ years in multifamily or residential property marketing (required).
  • Proven success in driving lead generation and lease conversion.
  • Deep understanding of ILS platforms, CRMs, and digital marketing tools.
  • Strong analytical skills-comfortable with data, reports, and KPIs.
  • Experience working cross-functionally with operations and leasing teams.
  • Ability to thrive in a fast-paced, results-driven environment.
  • Clear communicator with strong project management skills.
  • Familiarity with lease-up marketing strategy is a plus.
  • Bachelor's degree in marketing, communications, or related field preferred but not required.
